
You don’t want to waste time going back to the drawing board when shopping for homes. As a realtor and psychic medium I have a few important tips you don’t want to forget.
As obvious as it sounds, you need to get clear on your budget. This is the amount of money you have to spend, not think you can spend or want to spend. This is a legitimate number given by your financial institution that outlines what you have available to purchase your next home with and what your budget for that home will be based on your current financial picture. A pre approval needs to be obtained and sent to your realtor so they can vouch for you and support any offers going forwar.
The style of your home is very important! For example, You might tell your realtor that you want a bungalow but be aware that being too specific might make you miss out on the home that is perfect for you. If you want a bungalow, you have to tell your realtor, I would like a bungalow as an ideal layout. I’m open to other styles that would offer the same blueprint. Here’s what I mean, when an agent selects “bungalow” on your search options, homes that are listed with that exact description

will come up. However, there are multiple other styles that you have to be aware of that offer a layout which would allow single floor living. Give your agent the green light and say, we really like the bungalow style home for these reasons, but we’re open to other styles that would suit us. Other styles that are similar to a bungalow on the MLS will be listed as bungaloft, raised Ranch and even some back splits, and side splits might suit your needs.

Last but not least, and most importantly in my books, Energetic Alignment. This is an easy one and if you’re paying attention, it’s the most obvious. I can’t tell you how many times clients will walk through the front door and state right way, nah, not this one, or yes, I love it! Without even walking through yet. When you walk into a home you should feel immediately at peace or relaxed or both. There should be very little resistance. For example, you might walk in and feel like you’re at home right away. You might walk in and just feel free to wander around the house. You might feel more relaxed in the home at peace and even feelings of excitement and happiness might pop up. Children are a good measure for this. If they’re clinging to your side, they don’t feel comfortable take note of this. If they are open and freely walking into rooms and talkative, this is a good sign that your family would gel with the property. Whether this is identified knowingly or not, it is one of the biggest factors when it comes to choosing your next home.
