Building a custom home can be very rewarding, as well as a very satisfying and detail-oriented journey. This process is different than buying and selling real estate. There is a different pay structure and many decisions have to be made in order to create a home that not only works for you but works for your budget.

THE bUILDING PROCESS

Find A Builder

Take a look at the builder's portfolio and arrange a meeting. If there are lots available in the area you want, all the better! If not, the builder will keep you in mind and let you know when lots are available.

Design Your Plan

The builder and architect will help you choose a plan to start working with or create one from scratch.

Servicing & Permits

If the property isn't serviced, the builder will begin this process and also apply for all building permits with the city or town.

Building & Ordering Materials

Time to dig and pour the foundation of your home! The builder will coordinate with their trades to start framing and ordering materials. The home is constructed to your exact specifications and colour and material choices. There are multiple walkthroughs to determine electrical and light fixture placement as well as plumbing fixtures, room layouts, fireplace construction with feature walls and specific details that will make your home unique like no other.

Choosing Colours & Finishes

The fun part! Let your creativity sore and your dreams come into focus as you keep an eye on budget.Some builders have in house design coordinators that will accompany you to all the suppliers and help you make the best choices to maximize the flow of the colour palette and textures while working with your allowances and budget.

Tarion Walkthrough

The home is move in ready and it's time to walk through with the builder to make sure any fixes are noted.

Closing Day!

It's moving day! Time to start filling that home and enjoying it, so that you can create new memories! Feel proud of what you have made!

I can help you find what you are looking for! Let me set you up on a search so you can receive the most current updated properties.

Have you ever found a home on a public site, called an agent to view it, and it was sold! That’s because 3rd party sites that feed off the MLS are sometimes not updated. I will set you up on a search that comes DIRECTLY from the MLS! You can see what has sold and for how much and what is currently available, all tailored to your specific criteria! This search communicates with me directly you can “heart” and leave me comments in your portal as well!

Custom home building don’t typically price per square foot as the layout, size, complexity of design, fixture and finish level is all selected by the client and therefore, the home will be priced according to the quality, size, style, lot size, and finishes selected.

Yes, all of our clients work with professionals in their fields to ensure their selections are cohesive and accomplishing the desired look and result. 

You can ask your city office what a ball park number will be as the home is not assessed for taxes until the first year. They will help you set up your payments and how this works.
